HSF System SK, a company within the PURPOSIA Group investment holding, has completed the OC Klokan shopping center in Rosina. The project, carried out for the investor KLM ZA Rosina, brought new community amenities to the southern part of Žilina and created space for several retail outlets. The HSF System construction group is also carrying out other retail projects in the Czech Republic and Austria.
The shopping center was built in the Rosina area, which, according to the zoning plan, is designated for further development of community amenities and housing. As the general contractor, HSF System SK implemented a comprehensive construction solution here comprising two main buildings. The first of these combines a standalone Lidl store with a retail section divided into four rental units. The second building functions as a standalone retail unit. “The project also included the complete transportation and technical infrastructure, parking areas, and landscaping,” says Tomáš Mydlo, production director at HSF System SK.
The total usable area of the individual sections exceeds 3,800 m². The standalone Lidl store has a usable area of approximately 1,600 m², the retail section offers more than 1,360 m², and the second building nearly 940 m². The layout of each facility takes into account their independent operation, dedicated support areas, and supply chains. The buildings are designed as simple single-story structures with flat roofs and facades made of sandwich panels.
The project included the construction of service roads, sidewalks, and parking areas with a total capacity of 93 parking spaces. “An important part of the project was also the transportation connectivity of the entire complex. Access to the shopping center’s parking areas is provided by a new bridge over the Rosinka River, which connects the complex to Rosinská Road,” says Tomáš Mydlo.
The project included an extensive design of utility networks. Among other things, HSF System SK implemented the water supply and sewer infrastructure, the site’s electrical installations, telecommunications networks, and a fire protection tank. A new substation is also part of the energy infrastructure.
Attention was paid to greenery and the environmental design of the site. Extensive green roofs were installed on some buildings, complementing the vegetation in the surrounding area. These help with water retention and are part of a broader system of green and blue infrastructure.
Rosina is another example of a retail project in which the construction of the retail spaces themselves is integrated with the design of the broader area. “We carry out retail projects not only in Slovakia, but also in the Czech Republic and abroad. For example, we are currently building the Žitavia shopping center in Vráble, and other current projects include the HORNBACH store in Brno. We are also developing retail construction projects in Austria,” adds Tomáš Kosa, CEO of the HSF System construction group.
