HSF System
Kroměříž, March 23, 2026 – The renovation of the former Prior department store on Slovanské náměstí has entered its main construction phase. The general contractor for the Prior Green Park Kroměříž project is the international construction group HSF System. Construction is proceeding according to schedule, and completion is planned for December 31, 2026. The project developer is PRIOR Kroměříž. Reservations and sales of apartments are already underway.
HSF System is currently carrying out construction work on the second and third floors. Structural modifications, the construction of new exterior walls, and the modernization of technical facilities are underway. The goal is to prepare the building for the next phases of construction and its new use.
“The renovation of Prior is technically demanding and, at the same time, sensitive given its location in the city center. Our task is to balance respect for the original structure with the requirements of contemporary living standards. Residential construction and civic amenities projects are becoming an integral part of our turnkey projects in the Czech Republic and Slovakia,” says Lucie Mlčáková, sales manager of the international construction group HSF System.
For decades, the Prior building was a prominent feature of the city center. It served as a place for daily shopping and gatherings for residents. Over time, however, it ceased to fulfill its original role and remained unused. The Green Park project is now giving the building a new function and bringing life back to this part of Kroměříž.
The goal was not merely to create new apartments, but to breathe life into a significant place. The building, which for decades shaped the main face of Slovanské Square, is taking on a new role—it is becoming a place for modern, high-quality living, naturally connected to public space and greenery. The transformation of this iconic building builds on the original structure of the house,” describes Iveta Křížová, an architect from the Dodetail studio.
A modern mixed-use building is being constructed on the site of the original department store. The ground floor will remain reserved for shops and services. The upper floors will feature 37 apartments with layouts ranging from 1-bedroom to 3-bedroom units. The project also includes the addition of a recessed floor, which will expand the living space. The architectural design respects the building’s location within the protected zone of the urban conservation district.
The building’s new design will bring modern living standards to the city center. The apartments will be equipped with cooling systems and air purifiers. The building will have its own photovoltaic power plant. Thirty-two parking spaces will be created for the building, equipped with charging stations for electric vehicles.
“When selecting the general contractor for the project, we were looking for a partner with experience in similar projects who could manage construction in the city center with an emphasis on quality, safety, and meeting deadlines. HSF System convinced us with its systematic approach, references, and focus on modern and sustainable construction methods,” said Tomáš Janecký, representative of the Green Park Kroměříž project investor.
HSF System Construction Group
